To warn others before they sign their horrid contract!

Do not use these people under any circumstances. They ripped me off so badly that I feel they broke in and stole my life.

Id never used an estate company! No way to know going into it but this owner will steal, lie, keep your money and so much worse. He told me he pays his workers $10.00 an hour under the table cash. He pays them in merchandise he steals from home owners.

I lost so much fooling with this shyster and his rip-off crew. When it came time to pay, he kept well over half my money. I caught him in so many lies.

Please dont use them ever. He and his crew are awful people!

Just Sold a House With A Squatter With No Problems

Online bidding on property was actively bidding and either W&W or Auction Netowrk lost connections (they admitted this on call made to them as well as their online video), the auctioneer/staff on site at live auction were made aware of this, instead of pausing auction, which was in best interest of seller, bidders, and the auction company until everyone was back on line, they finalize bid on property and property went for less than it would have, this penalized online bidders and sellers. The site was only down a short time, and they were nearing the end of all properties being auction so pausing the auction was reasonable as well as the fair and proper thing to be done.

Paid for reserve at their suggested price

Horrible in auctioning. I got offers that were not according to our agreement.

Paid a high reserve of 2% and they tried to sell it for $150,000 less. So they basically took my $10,500 and I ended up with nothing.

Do not use them. Buyer beware!

Being the high bidder can mean absolutely nothing

We participated in an auction of a high-profile property in Oklahoma City, Oklahoma. At $675,000, we were the high bidder for the property.

It was a reserve auction, and the seller had seven business days to accept our offer.

In the days following the auction, Williams representatives gave our real estate agent every reason to believe that our contract would be accepted. The only hold up, we were told, was for them to negotiate a discounted payoff and lien release from the Small Business Administration. We were told the release had been approved in principle, but that a new administrator at the Small Business Administration was somewhat of a stickler for protocol and that we were just waiting for his or her signature. They lied.

Instead, by some behind the scenes process that has not been shared with us, the seller signed a contract with the very party that we outbid at the auction.

Although we were prepared to pay, literally, more than twice the amount of what we bid at the auction, we were never given that opportunity.

Instead of being required to beat what we were willing to bid, this other buyer was permitted to engage in backdoor negotiations, from which we were excluded. So, rather than outbidding us at the auction, Williams allowed him to do so behind our backs.

When asked how and why this happened, their only response was that they ran it by legal, meaning some lawyer advised them that they could get away with it.

Sometimes it doesn’t work

I tried to auction my Victorian home this fall. It had been on the market for a little over a year.

It’s a “high-end” home in a down-scale town. Since conventional real estate had not sold my house, I was open to trying an auction. Williams and Williams seemed to stand out and dealt in more than distressed, foreclosure, and bank-owned properties. So I interviewed a couple of people at the firm, including head of sales, Fontana Fitzwilson, I saw some great videos on high-end properties that the firm sold well.

So, I let Williams and Williams set my reserve and plunked down $6,000 for my auction’s marketing expenses, relying on their representations that 80% of the time “we are close to the reserve, with 20% of the time getting more and 20% getting less.” I could live with that.

In the end, in spite of dealing with some nice people, I never got a single bid on my house. Sometimes, it just doens’t work.

What a JOKE!!

Highly Recommend

I sold my Richland Hills, TX house with Williams Auction. I didn't want to hassle with negotiations, inspections and having to stage my house.

I just wanted to take advantage of the hot market and close quickly. The auction was a great solution and great deal for me. I was nervous when it first listed, but just like ebay, the bids on my house really started rolling in on the last day up to the last minute. It was exciting and fun!

I ended up with more than what I sought. There was no hassle or negotiating. The sale and closing was quick.

It was an easy process and the staff at Williams Auction were down to earth, fun to work with and professional. I highly recommend Williams Auction.

They push for 1000's to do marketing. Run open houses without you being there.

Then set a nominal opening bid so low that there is no chance to meet reserve. Then when auction fails they get defensive about nominal bid and just dissappear.

Do not say you was not warned!!!

I am not new to online auctions for foreclosed houses. This experience started throwing up red flags from the beginning.

The house I bid on was a HUD second chance auction with no buyers premium. The first thing Williams did was ask for a credit card number and the security code. Why did they need my credit card if there was no charge? Next I was the high bidder on the auction and I bid above the minimum.

The email I received said Williams needed a bank statement with proof of funds. The statement needed to have the account number along with current balance and they wanted a copy of my drivers license. That information would have given them all the information needed to steal my ID. Reputable companies ask for a bank letter for proof of funds.

My letter from Aron, said no my bid did not make the reserve. This was not a reserve auction or at least it did not say it was a reserve auction. Then I was ask to raise my bid by at least 10k. I agreed to raising my bid.

Then I was told that was not enough, I needed to raise it more. That was enough for me. I no long have an interest in dealing with Williams auction.

After reading the other reviews I am also going to freeze my credit card and ask for a new one. You have been warned, do not use this auction company!

I can assure you we work very hard to try and get sellers to avoid using "reserves" or private negotiations. Unfortunately, many still choose to manage their sales this way and we're limited in what we can do about it - other than to resign from the business.

We're working at changing this real estate industry practice - which I think requires we at least stay in the game.

The bidder requirements (credit card, ID, proof of funds) are also either seller required (same issues as above); or to try and keep the playing field level as between bonafide bidders. Again, we're working hard to try and balance seller requirements with increasing the respect for bidders, much less their time and money.

The real estate sales industry is plagued with waste (the time, money, effort it takes to buy and sell) and mistrust (lack of standards, transparency, definite public sales). I think we have a lot of work to do to make it, as well as our own auctions, better.

How about you require sellers to disclose the reserve amounts???? BUNCHA BS.

You are literally SCREWING people out of their deposits when the seller suddenly rejects the offer. You deserve all bad press you get.

I WAS THE HIGH BIDDER ON A WILLIAMS AND WILLIAMS PROPERTY IN THE POCONOS IN PENN., THEY TOOK MY 2500 DOLLAR DEPOSIT AND EVERY FEW DAYS WOULD CALL AND ASK ME IF I WANTED TO PAY MORE THEN MY BID PRICE !! I KEEP TELLING THEM NO AND TO SEND BACK MY DEPOSIT IMMEADIATLY .

IT TOOK THESE SCAMMERS ABOUT 2 MONTHS TO SEND BACK MY DEPOST ON A PROPERTY THAT I NEVER HAD A CHANCE OF BUYING !! WHAT A BUNCH OF TIME WASTING JOKERS THESE CLOWNS ARE !!!

We had a similar experience 5 years ago with a house in Texas. We were the high bidders, gave them a check that day and waited and waited .

. . we found another house we were interested in and asked them to give us our money back. Their reply .

. .

absolutely not since we were in breach of contract. Actually, it was THEM that were in breach of contract because they had 21 days to finalize the deal or refund our money, and they just kept dodging our inquiries via phone and email.

Budd Lake NJ Bank building auction - September 23, 2016

The beginning bid was $50,000, the process was both online & at site. I observed what happened on the live video online.

The video stated that the bid price went up to $75,000 and the next bid should be $100,000. A few minutes of auction voicing and the screen shows showed current at $70,000 and next bid expected at $75,000. A few more minutes later the screen said current bid at $65,000 and next bid to be $70,000. The final closing bid was at $65,000 at site.

WTF?! One big scam, this tells me I must never bid online for any of these auctions, no one knows if there is any truth in their auctions.

Unfortunately, bidders onsite or online will sometimes declare they made a "mistake" in their bid, which the auctioneer (and or online clerk) must then recognize and correct, if the auction has not yet ended and or the claim is considered valid.

Debating whether they in fact made a "mistake" is of course reasonable; but we've chosen a policy of taking bidders at their word, and so allow mistakes to be corrected during the course of an auction until the auctioneer declares bidding over. I agree, that whenever possible, attending the live auction offers the most transparency and information as to what is going on bidwise (without the latency issues online) and how the auctioneer handled the matter.

I bought a bank REO about 5 years ago, sifgt unseen. The purchase was $6900 for a 100+ yo victorian in Georgia.

It was advertised as in "Atlanta". It was in Rockmart, the anus of the Earth, no money, no jobs, lotsa *** and thievery. County taxing agencies raised my taxes over 1200 percent the second year and another 1000+ years 2-3. Unfricken believable !!

They told me "thats just the way it is ".

Southern hospitality is a myth, Georgia peaches have all turned into p[runes. We are trying to sell our POS, and will kiss the buyer and takem to dionner.

I won the high bid on a commercial property in Southern IL the last couple of day of April 2015. After receiving a congratulatory eMail with a link for a Contract Questionnaire I filled it out (after requesting a few corrections be made).

Then I get an email from a W&W rep saying they had to investigate the auction to make sure all technology was function properly as another "bidder" (who was probably the seller) called in to complain that something was wrong with the auction process and therefore the winning bid shouldn't stand. After a while W&W did confirm the auction process was sound and that the auction, which was specifically advertised as an absolute or no reserve auction, would stand. Then the seller just went silent and got a lawyer. So have I.

Takes your money just to see what's being offered

My husband signed up on the site to see what properties were available. This company charged us $386 (when they say they don't charge until a bid is won) just to look at the site.

This is an absolute scam and if people want to be scammed, go to this site. They won't return e-mails nor will they even answer their phones.

Seems to me that IF this company really were legitimate, they would have someone answering phones and would be returning calls and e-mails.

What a heck of a way to run a business. Very, very, VERY disappointed in them.

We do not charge for access to our website or auctions; perhaps you're referencing a "hold" that was placed on your credit card, a requirement to BID (online only, there is no such requirement to bid on site, in person)? If so, the amount charged to your credit card as a "hold" should have been released once the auction passed and you were not the high bidder. Please advise with more information if this was not the case.
